The average interest rate on a 30-year fixed-rate mortgage has climbed above 4%, and the climb isn't going to stop anytime soon. I expect a multi-year climb in rates.
Open that chart to cover the last 30 years and tell me what you see. If rates rise back to their historic norms (5% on the ten year) there will be an implosion in real estate, equities and the derivative markets.
